Our Six Step Overview

After making your lot and home plan selections, you will Complete the Builder’s Purchase Agreement to be signed by both the Seller (Builder) and the Buyer (Purchaser).

Once all the details of the purchase agreement have been worked out and all the signatures are in place, communication then begins with our Customer Service Department to set up the initial Plans and Specifications Review meeting. This meeting involves looking over the specific home plan for the lot it has been assigned to. The purpose of this meeting is also to find out whether you will want to make changes, upgrades, etc. to the standard builder’s plan. If pricing is needed to make this decision, the Customer Service Representative will present the pricing so you can make an informed decision. All Change Orders are handled through the Customer Service Department. All change orders are pre-paid prior to the work commencing and are non-refundable.

This is the time you will put the personal touches on your new home. We will help you set up appointments with our selected vendors for a showroom presentation of the selections you have to choose from. This will include flooring, lighting, cabinets, countertops, exterior finishes and interior paint color. All interior and exterior selections will be made by you, unless they have already been ordered or installed by the builder.

If this is a build-job, meaning we have not started your home prior to receiving the contract, the following timeline can be expected:
Months One and Two - Plans will be finalized, selections will be made and ordered, and the building permit will be obtained.
Month Three - The footers are set and the foundation is poured
Month Four - The walls are framed and the roof is put on
Month Five - Plumbing, Electrical, and HVAC are installed
Month Six - The walls go up, painting is completed, cabinets, lighting and floors are installed.

We are now ready for the final inspection!

During this time we know you will be excited and want to see your new home come together. For safety reasons, we ask that you only visit the site on weekends, or after 4 p.m. during the work week.

Now that construction is complete and a certificate of occupancy has been issued, the Site Superintendent and Quality Assurance Manager will meet on site with you and your agent to thoroughly inspect your new home before the closing takes place. The purpose of this inspection is to make sure you are satisfied and that the builder’s contractual obligations have been met. During the inspection with the builder, you will learn the whereabouts of circuit breakers, water and gas shut-off valves, sewer cleanout, and much more. This will help you to understand what you must do to maintain your new home in working order and to keep problems to a minimum.

Congratulations! You are now a proud homeowner. At closing, you will receive the keys to your new home and be able to move in. You will also receive a general warranty deed transferring title to you.

We’ll check back with you sixty days after the closing to see if you have discovered any needed repairs. If you have, then our Quality Assurance Department will correct them as soon as possible.

Again, we will check with you when your one year anniversary approaches. If there are needed repairs, we will complete them before the Builder’s Warranty expires.
